Yes, and ideally before you fall in love with a home you cannot yet buy. Pre-approval tells you exactly what you can spend and signals to sellers that you are a serious buyer. In an active market, having pre-approval is often what separates you from another buyer on the same home.

Typically somewhere in the range of 2 to 3 percent of the purchase price, on top of your down payment. That covers lender fees, title work, the appraisal, and prepaid costs like insurance and property taxes. I walk every client through a realistic estimate before we get close to the closing table.

Michigan's taxable value is capped while the same owner holds the property and resets when the home sells. Your tax bill can be noticeably higher than what the current owner pays on the same house.
